Q: How do I seal a concrete slab foundation that is leaking water into the covering pad and carpet? I know that I probably will have to have new pads and/or carpets installed, but before I do that, I would like to know if there is a sealer that will prevent the water from coming up from the ground. Or is there another solution?
A: The source of the water needs to be established before a solution can be determined. It could be many things, including roots from plants in the atrium(s) or trees outside the home, cracks in the concrete, a broken pipe under the house, a drainage problem in the yard, a rising water table, etc.
I recommend you contact your homeowners insurance company and request an adjustor come out, pull back the carpet everywhere you find the water and see if he can determine the problem, authorize an inspection and report and hopefully pay for whatever needs to be done.
If that is not possible, you could call a home inspector or a general contractor to research the problem and recommend a solution.
